How To Submit A Hard Money Funding Proposal

To receive a hard money loan from Gazelle Funding, Inc., you must submit the following:

1. Detailed Business/Marketing Plan
-Neighborhood Information
-Pictures of the Property Inside and Out
-Subject Property Information from County Assessor
-Comparable Sales
-Renovation Needs and Costs Itemized
-Financial Analysis/Profit Projections

2. Social Security number or a recent credit report for Borrower

3. FNMA 1003 loan application completed by Borrower

4. Title company, closing agent or attorney contact information

5. Copy of the Purchase Agreement

6. Appraisal from a licensed certified appraiser

LOAN TERMS:

1.      Loan Amount:                   $25,000-$500,000

2.      Loan-To-Value:                 Up to 70% of ARV

4.      Interest Rate:                    16-18%

5.      Origination Points:            8-10

6.      Term:                                 6 months

7.      Payments:                          Interest only beginning on 1st or 15th at least 30 days from the funding date

8.      Escrow/Title Fees:             Borrower

9.      Loan Processing Fees:       Borrower

10.  Pre-payment Penalty:        None

11.  Late Fee:                           $50/day for every day after due date excluding due dates falling on weekends/national holidays.

FUNDING CONDITIONS:

1.      Loan Servicing:     West Star Loan – Borrower must consent to auto-debit payments.

2.      Hazard Insurance: GT Holdings Group, Inc. named as additional insured on Hazard/Builders’ Risk policy.

3.      Title Insurance:     GT Holdings Group, Inc. named as Beneficiary on Lender’s Title Insurance.

4.      Rider #1:               Assignment of Rents to GT Holdings Group, Inc.

5.      Rider #2:               Commercial Loan Disclosure

 6.   Rider #3:               Subordination of Leases
